Top 10 “Must-know” Items for Entering a Potomac Ridge Listing in the MLS

    1. Lansdowne Woods (LWVA) is no longer called Leisure World. The Legal Sub field is now auto filled with: (Building Name) At (Lansdow…), or as much as will display in the field (see 2nd row below):

      Legal Sub: Potomac Ridge At Lansdow

      Condo/Coop Proj Name:  POTOMAC RIDGE

       

    2. The Legal Sub field cannot be modified by agents. However, agents should edit the Adv Sub field so it contains just the HOA name, “Lansdowne Woods”; and the Condo/Coop field, so it contains just the Condo Assoc name (e.g. Potomac Ridge), as shown above. That way, other agents & prospective buyers can easily find all listings in Lansdowne Woods, or all listings in a particular condo building.
    3. The HOA/Condo dues should be separated in the MLS to indicate how much goes to supporting the Clubhouse and LW campus, and how much goes to the Potomac Ridge Condo Association, as shown below. You can get the breakdown for each unit from the Potomac Ridge Building Management.
    4. Each building has its own Condo Association & Documents, thus certain things vary from building to building, such as Pet Restrictions and the Capital Contribution fee (paid by purchaser at settlement). Please contact the Potomac Ridge Building Manager prior to Activating a Listing.
    5. Owners can sell garage spaces separately from their condo, so check comps carefully. Garage spaces have their own (small) monthly assessment & annual County Tax. Check with the PR Building Manager for details.
    6. Please load your listing’s Floor Plan image into the MLS Photos. You can get Floor Plans by visiting the Floor Plans page. The floor plan also shows the Model (e.g. JJ) and square feet.
    7. Do not include the area of the Enclosed Balcony in the Total/Tax square feet fields. The balcony is a “shared common element” for the resident’s exclusive use, but subject to Condo restrictions.
    8. Lansdowne Woods is an Age-Restricted community. Potomac Ridge has met the requirement for 80% of occupants to be 55+, so the current minimum age is 45+.

    9. Lansdowne Woods is an Active Adult Community with a 48,000sf Clubhouse and multiple amenities including a heated pool, an exercise facility, a full woodshop, ceramics and art studios, a hair salon, and a restaurant.     10. Lansdowne Woods is a condominium community and is not an assisted living community.

     

Access Information

Showing a unit: Realtors wanting to show a unit should notify the Management Office of the unit being shown and the lockbox ID. Lockboxes are located in the upper garage close to the lobby access door. See Lockbox location information below. There are 2 keys usually provided: one for the unit itself that also opens the mailbox and one for the building which also opens the door to the storage area rooms. Units can be shown 7 days a week.

Viewing a unit: Realtors wanting to view a unit should meet their clients outside the gatehouse and enter the complex together. Lockboxes are located in the upper garage close to the lobby access door. See Lockbox location information below. There are 2 keys usually provided: one for the unit itself that also opens the mailbox and one for the building which also opens the door to the storage area rooms. Units can be shown 7 days a week.

Staging: To stage a unit, or if it requires carpet cleaning, painting, or other work performed, contact the Management office at 703-723-9666 to make the necessary access arrangements. Work can only be performed Monday through Friday 9:00 am to 4:00 pm and MUST be arranged in advance. All items and contractors must enter through the loading dock.

If the unit needs repairs, upgrades or other work performed the unit owner must have prior approval including new flooring, appliances, etc. Approval is obtained by filling out the Application form for Minor Additions. This form can be found under Forms and Applications on the resident part of the Potomac Ridge website or call the Management Office for a copy.

Lockbox locations

Lockboxes are located just inside the garage entrance to the left of the main building entrance, on the wall to the right.
